PPF allows ₹500 to ₹1,50,000 a year, compounds annually, and has a 15-year lock-in extendable in blocks of 5 years. Contributions, interest and maturity are all tax-free (EEE). The government resets the rate every quarter.

CAGR smooths a lumpsum investment's growth into a single yearly rate, so you can compare a fund, a stock and an FD on the same scale. For 10+ year equity holdings in India, 11–13% has been a reasonable long-run range; use XIRR instead when money went in through SIPs.

Rent vs Buy Calculator

Should you buy a home now or keep renting and invest the difference?

Net cost of renting

Verdict
Buying

Buying works out cheaper by ₹16,53,417 over 10 years. Buying is compared net of the equity you build and the property's appreciation; renting is compared net of returns on the down payment you invest instead. Add stamp duty, registration, maintenance and society charges — typically 8–10% upfront and 0.5–1% a year — before deciding.

Frequently asked questions

How often should I update my net worth?
Once or twice a year is enough for most families — say every 31 March and 30 September. Use the same date each time so the comparison is fair, value assets conservatively, and watch the direction of the number rather than the number itself.
How is PPF interest calculated?
PPF interest is calculated on the lowest balance between the 5th and the last day of each month, and credited once a year on 31 March. Investing before the 5th of the month — or the full ₹1.5 lakh before 5 April — earns the most interest. The rate is reset by the government every quarter.
What is a good CAGR for an investment in India?
Over 10+ years, diversified Indian equity funds have historically delivered roughly 11–13% CAGR, debt around 6–7% and gold around 8–9%. Judge a CAGR against the asset class and the period, not in isolation — and use XIRR instead of CAGR when money was invested through SIPs.
Is it better to rent or buy a home in India?
Buying usually wins when you will stay 10 years or more, the rental yield in your city is above about 3.5%, and the EMI stays under 35–40% of take-home pay. Renting and investing the down payment often wins over shorter horizons and in high-price, low-yield metros like Mumbai and Bengaluru.
How much should I invest each month to reach a goal?
Use the Goal SIP calculator: enter the inflation-adjusted target amount, the years available and a realistic return. A longer runway cuts the monthly amount sharply — a 10-year goal typically needs about half the monthly SIP of a 5-year goal.
